One suburb, two sets of problems
Properties up the hillside deal with what every Port Hills property deals with — elevation costing you water pressure, long supply runs up steep drives, and access that makes a cylinder replacement a longer job than the same work on the flat. Down on the valley floor it's the opposite problem: a high water table. That matters for subfloor pipework, for anything below ground, and for how drains behave when the ground is already saturated. A gully trap that copes fine in February can struggle after a wet week in July.
Earthquake legacy
Heathcote Valley was hit hard, and a great many homes here were repaired rather than rebuilt. That leaves two things we find constantly:
- Mixed pipework from the repair years. Open a wall in a repaired home and it's common to find copper joined to PEX joined to the remains of galvanised, all in one run. Joints between dissimilar metals corrode, and unexplained pinhole leaks usually trace back to exactly that.
- Waste falls that moved with the ground. Where land settled, gully traps and waste runs went with it. A gurgle or a smell that's appeared in the last few years is worth looking at properly rather than pouring something down it — see blocked drains.
Gas out here
Bottled LPG rather than reticulated natural gas is the norm through much of the valley, which changes what appliances make sense and what a conversion involves. Why do drains struggle in Heathcote Valley after heavy rain?
The valley floor has a high water table, so when the ground is already saturated there's less capacity for water to soak away and drains that cope fine in summer can back up. Where the ground settled after the earthquakes, some waste runs also lost the fall they were built with, which makes the problem worse. Both are worth diagnosing properly rather than treating repeatedly.
We had our house repaired after the earthquakes — what should we watch for?
Unexplained pinhole leaks and pressure that isn't quite right. Repairs from that period often joined new PEX to existing copper and older galvanised in the same run, and joints between dissimilar metals corrode over time. It's not urgent, but it's worth knowing what's behind your walls before it announces itself.
