Houses built to a budget, sixty years ago

A lot of Spreydon went up between the 1940s and the 1960s, including a good deal of former state housing. Those homes were built soundly but simply — modest bathrooms, one hot water cylinder in a cupboard, straightforward pipe runs, no allowance for a second bathroom or a dishwasher.

Sixty-odd years on, that means a fairly predictable set of jobs:

  • Cylinders at the end of their life. A low pressure cylinder that's been quietly doing its job since the 1970s doesn't announce it's finished — it just starts leaking one day, usually into a hallway. If yours is over 20 years old it's worth replacing on your terms rather than its own. See hot water cylinders.
  • Original tapware and wastes. Parts for 1960s fittings mostly don't exist any more, so a drip that "just needs a washer" often turns out to need the fitting replaced. We'll tell you which it is before we start.
  • Pipework that was never sized for modern use. Add an ensuite, a dishwasher and a washing machine to a house plumbed for one bathroom and the pressure drops the moment two things run at once.

How old is too old for a hot water cylinder?

Most cylinders are designed for roughly 15 to 20 years, and plenty of cylinders in Spreydon's post-war housing are well past that. They rarely give warning — the usual first sign is water on the floor. If yours is over 20, replacing it as planned work is far cheaper and less disruptive than replacing it as an emergency.

Can you fix old tapware or does it need replacing?

It depends on the fitting. We carry common parts and repair where a repair will last. But for tapware from the 1960s and 70s the parts often simply aren't made any more, and in that case a repair is a false economy — we'll tell you straight which situation you're in.
